This year’s Formosa AGM will be held on Monday June 23rd at 6.30 pm at St Saviour’s School, Shirland Road, London W9 2JD


As well as financial & budgetary matters there will be a chance to put any questions relating to the Garden to Jan Melkenbeek, the head of Gravitas. Other topics will include up-coming social events & Communications. Residents will also get the opportunity to meet representatives of our new managing Agents AM Surveying & Block Management .in person. so do come along -- all are welcome!


Notices and proxy forms will be distributed to the Company Secretary/Managing Agent of each building by AMSBM via their platform MyBlockman. Please contact the Company Secretary/Managing Agent of your building if you wish to be included in this distribution.

We were really pleased to see such a strong turnout for the London Open Gardens event this weekend. Over the course of three hours, 133 adults and 17 children visited the garden, making it the highest number we’ve recorded for this event.


Jennifer, volunteer from the organisers, kindly helped at the gate, and two of our gardeners were on hand to show people around when asked. Feedback from visitors was very positive, with several people commenting on how lovely the garden looked and even noting improvements on previous years. One of our new benches also arrived just in time, which was a nice bonus.


As some of you will remember, from our recent Newsletter, we are in need for residents to help keep hosting these kinds of events.

Users of the Bakerloo line will have been horrified by the state of the tube trains over recent months, with almost every carriage defaced by graffiti both inside & out. Local Councillors have been lobbying Transport for London, responsible for both the stations & the trains, to take remedial action & now it seems the clean-up has begun. As of May 10th TFL say 13 of the 36 Bakerloo trains have been cleaned & over 4,000 "tags" removed. They expect to complete this first cycle of internal cleaning within the next four weeks.

Longer term it seems some much-needed new trains may be coming down the track, given the £485m in capital funding awarded to TFL by the Government this year.
