

Rules and Guidelines
Living in Formosa Garden
In common with other communal gardens in the area, Formosa Garden is governed by a small number of rules and guidelines designed to promote harmonious living in a close community.
Many of these derive from, and are given force by, the Rentcharge Deed under which the land was originally transferred. The Board of Formosa Amenity Ltd is responsible for their oversight and enforcement.
At heart, the ethos is simple: the Garden is a shared space, well cared for, and enjoyed responsibly. The rules are intentionally liberal - but they rely on everyone acting considerately so that one person’s enjoyment is not at the expense of another.
Garden Rules & Policies
To keep things clear and accessible, the main policies are grouped below. Residents, freeholders, tenants, and contractors are expected to familiarise themselves with the parts that apply to them.
Formosa Garden Rules for Residents

Nuisance & Communication Policy
Sets expectations around proportionate and appropriate contact with the Board, managing agent, and those acting on their instructions. This policy is administered by AM Surveying & Block Management in their role as managing agent for Formosa Amenity Ltd. Compliance & Enforcement
Responsibility for compliance ultimately rests with the freehold owner. Where a property is tenanted, the freeholder must ensure tenants are aware of and comply with the rules.
Breaches may result in fines, recovery of costs, or restrictions on access, in accordance with the Rentcharge Deed and the relevant policy. The Board would always prefer not to exercise sanctions, but will do so where necessary to protect the Garden and the wider community.
A shared responsibility
Formosa Garden is widely regarded as one of the loveliest and best-tended communal gardens in West London. Maintaining that standard depends on cooperation, restraint, and mutual respect. These policies exist not to be heavy-handed, but to ensure the Garden remains a calm, welcoming space for everyone.
