Warwick Avenue re-vamp gets green light
And not a moment too soon.... After careful consideration of extensive feedback Westminster Council has now approved a revised design for the Warwick Avenue Public Realm Project at an additional cost of £2.9m. The measures will include discouraging anti-social behaviour through improved lighting & CCTV, creating safer & clearer pedestrian routes, greening around the station ventiltion shaft to enhance its appearance & sustainable drainage to improve flood resilience. It’s peak tulip time in the Garden!
Last winter Jan & his team at Gravitas planted a new species of tulip intended to add a lot more colour to parts of the Garden which were a bit short of interest & now their hard work has visibly paid off with this glorious explosion of colour: The gardeners have been touched by the compliments they’ve been receiving from residents & it all augurs well for our entry in the next couple of months into the London in Bloom & London Squares Garden competitions.

Dog-owners please take note: off-lead hours have changed!
Dog owners are reminded that the longer dog hours which came into force at the beginning of November, allowing pets to be exercised off the lead until 10.30am, have now come to an end. Despite this some residents have been in contact with our Agents to report that a few dogs are still to be seen off-lead as late as 10.45am. Please will all dog-owners adhere to this new cut-off time of 10 am & remind anyone they might see in breach of it that the rules have changed!

Let the new bulbs bloom
As residents will know & hopefully appreciate the Garden spends a lot of money on new bulbs every year but this year the gardeners have noticed that many of those under the large plane tree have been trampled by dogs, including most of the new crocuses. Please can dog-owners take care to keep their pets away from this area so that this welcome patch of Spring colour can continue to thrive. A low bamboo screen is being erected to help protect the site. . ' Just a reminder that

Update on Castellain Road gate
Following investigation into the issue affecting the gate, here is an update on the current status and the proposed next steps. We appreciate your understanding and would like to reassure residents that we are working to identify the most effective and sustainable solution for the community. The main Castellain Road gate has been out of action due to a fault with the central control system. In some past instances this type of failure has been resolved by a software reboot a

Castellain Road Gate should be back in action soon
The main Castellain Road gate has been out of action for well over a week now, during which time a succession of contractors have been in and out of the Garden trying to identify the problem. It's finally been diagnosed as water damage to the main control panel, which unfortunately is now beyond repair & will need to be replaced. Our Managing Agents have apologised for the ongoing inconvenience to residents but are hopeful that the new part will be delivered in a few days' ti

Start of the year updates and reminders
As we start the year, this blog shares a few important updates and reminders from the Board with residents, as our next full Newsletter will not be sent out until the beginning of April. We hope you had a lovely break and are looking forward to the year ahead. We’re excited for another year of enjoying our shared garden together and hope you've already spotted some of the new plans such as the mini orchard. As was communicated to all freeholders, the garden gate has not been

New "mini orchard" planned for the garden this Spring
Our gardeners have some exciting new plans in store for the garden this Spring including a "mini orchard" which will include a mix of apple and pear trees for residents to enjoy. A few of our trees have suffered recently and we are overserved by "crab apples" some of which are struggling, so the plan is to introduce a few "real" fruit trees in a bed halfway down the Warrington side. Our gardeners will try to move the crab apples to another sparser bed on the Sutherland side t

Please respect those new dog hours
Residents will remember that in response to a request from dog-owners back in the Autumn the Formosa Board agreed to extend the cut-off time for dogs to be exercised off the lead from 10 am to 10.30 am to take account of the darker mornings. Unfortunately while most pet-owners have observed this new rule most scrupulously it seems three or four have been disregarding it to the extent that on occasion their dogs are to be seen roaming loose as late as 11 am. This is unfair to

Formosa Street pedestrianisation a step closer
Residents may remember that last Summer Sutherland Avenue resident John Gregson launched a petition calling for the short stretch of Formosa Street between Warrington Crescent & Castellain road to be closed to traffic. The idea was to make it a safe space for people to shop, eat, socialise & generally support our vital local businesses as suggested in the artist's impression above. Anyway the petition garnered enough signatures for it to be considered by Westminster City Coun
